- Transfer of funds to the landlord
The landlord may provide their own tenancy agreement or opt to use our standard tenancy agreement.
Following tenancy setup, tenant contact details will be provided to the landlord for ongoing rent collection and property management.

Maintenance works will only be carried out where appropriate instruction and approval has been obtained in accordance with the tenancy agreement and legal obligations.

Property Inspection
A property inspection is carried out before the tenancy begins and approximately four weeks after the tenant moves in. Further inspections are usually carried out every three months during the tenancy. Written reports will be provided where any concerns or maintenance issues are identified.
Inventory
A detailed inventory and schedule of condition, including digital photographs, is prepared before the tenancy begins. A final inspection is carried out at the end of the tenancy.
Deposit
Where a tenancy deposit is taken, it will be protected in an approved tenancy deposit scheme. Any proposed deductions will be considered against the inventory and schedule of condition, allowing for fair wear and tear. Deposits will be returned in accordance with tenancy deposit legislation and the relevant deposit scheme process.
Maintenance
We coordinate maintenance and general repairs through our maintenance team and approved contractors. Electrical work is carried out by NAPIT-approved electricians, and gas work and annual gas safety checks are completed by Gas Safe registered engineers.
Rent Transfer
Rent transfers are made monthly or every four weeks, depending on the tenant’s payment schedule. Where possible, payment dates can be arranged to align with mortgage payment dates.

Tenant Charges
Where a tenant loses keys, fobs or other security devices, they may be responsible for the reasonable and evidenced cost of replacement keys or, where reasonably necessary, replacement locks. Any charge will reflect the actual cost incurred.
