Let Only Includes

  • Market your property, including viewings. 
  • Tenant selection and referencing including guarantor.
  • Collect Deposit and first rent payment were possible.
  • Notify Council Tax and Water Company.
  • Pay funds into your account

You provide your own Tenancy Agreement for the new tenant to sign, or you can choose to use our Tenancy Agreement. 

We then provide the tenant with your contact details for continuing payments and maintenance requirements.  You as landlord would then be provided with our file, allowing you to manage the property yourself.

Service Two

Full Management

    • Advise on rent and on how to tenant your property quickly.
    • Market your property, including viewings. 
    • Tenant selection and referencing including guarantor.
    • Prepare inventories / schedule of condition of property.
    • Tenancy agreement  
    • Collect Deposit and first rent payment (the choice to use our tenancy deposit scheme)
    • Offer Standing order mandates or weekly collection for continuing payments direct to us that will then be transferred into your personal account.
    • Deal with the Local Councils when necessary
    • Arrange payment / collection of ‘top-ups’
    • Inform local authorities (as above)
    • Transfer rent payments into your account.
    • Carry out regular inspections of the property.
    • Maintenance work to property would be actioned by our team

Property Inspection

Inspection of the property is carried out before the tenancy begins and four weeks after the tenant moves in.  There after an inspection of the property is carried out every three months for the duration of the tenancy. Written reports will be provided after the inspection, if there are any concerns or problems.

Inventory

Digital photos are taken of every property, before a tenancy begins with a description detailing condition of the property.  We also carry out a final inspection before the tenant vacates the property to ensure the property is in condition enough to return the deposit if any.

Deposit

We try to take a Deposit on all properties if possible or affordable for the prospective Tenants. Deposits held with Deposit Protection Scheme. ( DPS) 

This deposit is refundable only after final inventory is carried out.

Maintenance

We have our own team for maintenance and general repairs and Napit approved electricians for all electrical work. Gas Safe registered plumbers are contracted for all gas works and annual CP12 checks.

Rent Transfer

Rent transfers are made either monthly or four weekly depending on tenants payment schedule.  Transfers can be set up to co-inside with mortgage payment dates if required.
